Milwaukee winters do a specific kind of damage

Freeze-thaw hits the bottom section of a garage door harder than any other part. Road salt spray from the street gets kicked up under the door every winter. Snowmelt pools along the threshold. The bottom panel deteriorates quietly. The door still opens and closes. But rust weakens the section's structure, which loads the hinges, cables and rollers above it. By the time the door looks wrong from the street, hardware wear has already spread to the upper sections.

What Nehoray saw on a West Allis job last winter

A door can look fine from the driveway and be structurally finished. The cost comparison shows it immediately.

I pulled up to a West Allis property where the homeowner thought they needed a spring repair. The door had been running slow for about a month. Standard assumption.

When I looked at the bottom section, rust had eaten clean through the corner reinforcement bracket, the plate that holds the cable drum anchor. The spring was not the primary problem. The section had been flexing unevenly because the bracket was barely attached, and that flex had been overworking the torsion spring every cycle. What if my opening size is non-standard?

Milwaukee's older homes, particularly bungalows and Cape Cods built before the 1960s, sometimes have garage openings that do not match modern door widths. A 9-foot opening, a 17-foot double bay, an arched header. These come up.

Custom sizing is part of the replacement scope, not an add-on conversation. We measure the opening before ordering anything. If the existing tracks need adjustment or the header bracket has to shift for the new door's specs, that is included.     Assess the full system

    At least 10 open-close cycles. Travel limits, force settings and auto-reverse on the opener. The manual disconnect. The bottom seal sitting flush across the full width of the opening. You watch the final cycle with us.
