Three situations that bring people here

A safety inspection is a structured evaluation of every mechanical and electronic component in the system. It checks whether the door operates safely, not just whether it opens and closes.

Milwaukee winters put this at the front of the list

Freeze-thaw through winter and early spring puts constant stress on torsion spring systems. Springs are rated for a number of cycles, and repeated temperature swings work through that rating faster than the calendar suggests.

By the time spring arrives, a spring that looks intact may be one cold snap from failing. An inspection catches that fatigue while it is still fatigue. See torsion spring systems.

The system looked fine until we tested auto-reverse

It stopped. It did not reverse. That distinction matters.

I pulled up to a home in Wauwatosa last autumn. The sellers were days out from closing and their agent had flagged the garage door on the buyer's inspection report. Nothing specific, just a note that the door may need review.

I started where I always start: the auto-reverse function, the safety feature that makes the door reverse if it contacts something while closing. I laid a flat board on the floor and ran the door down.

I pulled up the opener's onboard diagnostic readout. The force calibration, the setting that tells the opener how much resistance is too much, had drifted outside UL 325, the Underwriters Laboratories standard governing entrapment protection for garage door operators. The opener was technically working. It was not working safely.

I recalibrated the force settings, ran the auto-reverse test three more times, verified the photo eye sensors were aligned and unobstructed, and retested the full close cycle. Passed clean. Forty-seven minutes on site, and the sellers had what they needed before I backed out of the driveway. The buyer's agent got the written summary and the closing happened on schedule. One visit handles the inspection and the repairs

When you need the result before a closing date or a tenant move-in, waiting on a second appointment does not work. Technicians arrive stocked for the most common inspection failures: spring recalibration, sensor realignment, force adjustment and bottom seal replacement are all same-visit work.

    We start with the system running, because every test is live rather than visual-only. Auto-reverse, sensor response and opener force are all tested under real operating conditions, and the opener's onboard diagnostic codes are read directly to confirm sensor status.

    If any component fails or reads outside safe parameters, it is addressed during the same appointment. Force recalibration, sensor realignment and hardware adjustment are all handled before we leave.

  3. At close of service

    Written documentation

    Once the tests are complete the technician records the findings. The summary identifies every component tested, the result of each test and any corrective action taken, and you receive it at the time of service rather than waiting for it to be sent on.
