Service before the wear becomes a repair bill

A preventive maintenance programme is a recurring arrangement where a technician visits at scheduled intervals to inspect and service the system before failures happen.

A lot of households here use the garage as the main way in and out, which means some doors run eight or more open-and-close cycles a day. Those cycle counts deplete spring ratings, stretch cables and wear rollers faster than most people expect, and none of it announces itself.

The climate decides the schedule

The stress window here runs roughly November through February, when freeze-thaw transitions put the hardest load on springs, cables and seals. That window is not something a generic national service calendar accounts for.

Scheduling in October and again in March catches the system before and after it. October establishes where everything stands going in; March measures what actually changed. That comparison is the useful part, and you only get it if the same two dates come round every year.

A programme visit and a failure call are different jobs

The part cost is the same. The urgency and the downstream inconvenience are not.

When I arrive for a scheduled visit the door is still working. I can check spring tension while it is in range. I can see a cable starting to fray at the drum before it snaps. I can measure roller wear against the rating and tell someone honestly that we have two or three months before replacement makes sense. That conversation costs nothing extra and saves a call later.

A failure call is different arithmetic. A snapped torsion spring means the door is down. If someone parked inside, it is blocking a car, and if it happened at night or at the weekend it becomes an emergency call.

I had a customer in Waukesha running his door around ten times a day, two adults and two teenagers all using the garage separately. That is roughly 3,500 cycles a year on a spring rated for 10,000. Four years in, he was past the rating, and the spring had never been lubricated. By the time I got there after the failure the cable had jumped the drum as well. One visit six months earlier would have caught the spring and left the cable alone.

That pattern repeats. A programme does not eliminate wear, because nothing does. It closes the gap between when wear starts and when you find out about it.

This matters most in October and November, when one-time service calls spike as people notice problems heading into winter and the open slots fill up in a couple of weeks.

Getting onto the schedule does not need a long commitment or a complicated sign-up. Call, tell us about the door, and we confirm the window. After that the follow-up is handled by us rather than by you remembering to ring back. What every programme visit covers

The same full-system inspection each time. Nothing skipped because the door looks fine.

  • Spring tension

    Torsion and extension systems measured against rated tension, not estimated by feel.

  • Cable inspection

    Both lift cables checked at the drum and the bottom bracket for fraying or misalignment.

  • Rollers and track

    Nylon and steel rollers checked for wear, track alignment confirmed on both sides.

  • Hardware tightening

    Hinges, bolts and brackets checked and tightened, because vibration loosens them over time.

  • Lubrication

    Springs, rollers and hinges lubricated with the appropriate product. Not WD-40, which is a solvent rather than a lubricant.

  • Opener diagnostics

    Force settings, travel limits and safety reversal all tested.

  • Sensor verification

    Safety sensors checked for alignment and response.

  • Weather seals

    Bottom seal and side stops checked for compression and gaps.

    System baseline

    A full baseline inspection documenting spring type, opener model, door weight and any existing wear, and that record travels with every future visit. It includes a cycle count estimate based on door age and household use, a wear interval flagged for each major part, meaning the point where degradation becomes measurable, and an opener force calibration baseline.

  2. Same day

    Service, not just inspection

    Lubrication, tightening, sensor calibration and minor adjustments are completed on the visit rather than quoted for later. If a component has reached its wear interval you get the options explained clearly, with the timeline, and no pressure to decide there and then.

  3. Before we leave

    Summary and the next date

    A plain-language summary of what we found, what we did and what to watch before the next visit. Then the second visit is booked before the first one closes, so you are not relying on remembering to call.
