Older Milwaukee-area homes often carry three or four decades of hardware under one roof. In pre-1990 garages in Waukesha and Brookfield, the door, the opener and the springs were rarely replaced at the same time. Each one got patched or swapped when it failed. When the math stopped adding up

Three service calls in one year on the same system is a signal, not bad luck.

I pulled up to a Brookfield home last winter where the homeowner had called us for the third time in about 14 months. A different thing broke each visit: first the torsion spring, then a cable, then the opener started grinding. Three separate bills, three separate trips.

I got under the door and looked at the tracks. The horizontal sections were slightly out of level, not enough to stop the door, but enough to put uneven load on the rollers and cables every cycle. The door itself was original to the house, late 1980s, heavy, uninsulated single-layer steel. And the opener was a 1/3 horsepower motor trying to lift a door that needed at least 1/2.

Motor strength has to match door weight. A heavier insulated double-car door needs more horsepower than a light single-car door. This one had been undersized from the day someone swapped it in, probably a decade before we showed up.

Many pre-1990 homes around here still run original systems at or past their rated lifespan. We laid out what a complete system replacement would cost against a fourth repair attempt. It was not close. We replaced everything in one visit. That was over a year ago and they have not called back, which is exactly what I am going for.

  2. The swap

    Installation

    Old system out first: panels, track sections, springs, opener hardware. New components go in as a matched set. Track is anchored and leveled before the panels are hung, springs are set to the correct tension for the door weight, and the opener installation is wired before the first cycle.

  3. Before we load out

    System integration test

    Six to eight open-close cycles minimum, with checks on balance, auto-reverse force, sensor alignment and travel limits. Anything off is corrected on the spot, and you get a walkthrough of the new system before the crew leaves.
