I pulled up to a Brookfield home last winter where the homeowner had called us for the third time in about 14 months. A different thing broke each visit: first the torsion spring, then a cable, then the opener started grinding. Three separate bills, three separate trips.
I got under the door and looked at the tracks. The horizontal sections were slightly out of level, not enough to stop the door, but enough to put uneven load on the rollers and cables every cycle. The door itself was original to the house, late 1980s, heavy, uninsulated single-layer steel. And the opener was a 1/3 horsepower motor trying to lift a door that needed at least 1/2.
Motor strength has to match door weight. A heavier insulated double-car door needs more horsepower than a light single-car door. This one had been undersized from the day someone swapped it in, probably a decade before we showed up.
Many pre-1990 homes around here still run original systems at or past their rated lifespan. We laid out what a complete system replacement would cost against a fourth repair attempt.
