One call I remember well came from a property manager running a small commercial building in West Allis. She had another technician look at her overhead door the week before. He replaced the opener. The door still was not working.
I asked her to describe exactly what the door was doing. It would start to open, travel about two feet, then stop and reverse. That told me something right away: the opener was not the problem. That reversal pattern points to the counterbalance, the spring mechanism that offsets the door's weight so the opener does not lift the full load. Out of balance, it puts too much resistance on the motor, the opener reads that as an obstruction and reverses. Replace the opener without fixing the spring tension and the new opener does the exact same thing.
The torsion springs above the door were original, and one had lost significant tension without fully snapping. I recalibrated the counterbalance.
