What "overhead door" actually means, and why it matters for the repair

A Milwaukee homeowner calls their garage door an overhead door. A facilities manager on the west side says the same about a heavy steel roll-up. Both are right, and the two doors work on completely different systems. An overhead door is any door that opens by moving upward along a track, and that covers three designs, each with its own failure points.

Sectional

The most common residential type, and most commercial bays too: horizontal panel sections joined by hinges, running on vertical tracks that curve into a horizontal position overhead. The whole door is counterbalanced by torsion springs on a shaft above the opening.

Roll-up

Common in commercial and industrial spaces: interlocking steel slats that coil around a drum above the opening, with no horizontal track clearance needed. See commercial overhead doors.

How it fails: coiling tension loss, or slat damage from impact.

Tilt-up

An older single-panel design that swings outward and up in one piece, still found in Milwaukee homes built before 1970.

How it fails: pivot hardware corrodes or cracks over years of Wisconsin freeze-thaw.

The first call I take tells me where to start

Identifying the door type is the first step. Everything else follows from there.

One call I remember well came from a property manager running a small commercial building in West Allis. She had another technician look at her overhead door the week before. He replaced the opener. The door still was not working.

I asked her to describe exactly what the door was doing. It would start to open, travel about two feet, then stop and reverse. That told me something right away: the opener was not the problem. That reversal pattern points to the counterbalance, the spring mechanism that offsets the door's weight so the opener does not lift the full load. Out of balance, it puts too much resistance on the motor, the opener reads that as an obstruction and reverses. Replace the opener without fixing the spring tension and the new opener does the exact same thing.

The torsion springs above the door were original, and one had lost significant tension without fully snapping. I recalibrated the counterbalance. The door traveled clean and smooth on the first test cycle. Some repairs are obvious on arrival: a snapped torsion spring, a door off its track, a roller fractured and fallen out of the rail. Others need a live test cycle and a full inspection of the counterbalance, the track and the opener together.

Overhead door covers three distinct door types: sectional, roll-up and tilt-up. Each fails differently and needs different tools and parts. A technician who only works residential sectional doors can misdiagnose a commercial roll-up entirely.
