There is always a source. Five causes produce the same symptom and need five different fixes, so all five get checked in order before any part is recommended.
A ghost opening, sometimes called a phantom opening, is an unintended activation with nobody pressing a remote, a keypad or the wall button. It is not random. There is always a source, and the repair only works when that source is identified before anything is replaced.
Each cause produces the same symptom and needs a completely different fix. Checking them all first is how the right repair gets done rather than the convenient one.

Why density mattersShared frequency
The signal that triggers an opener does not have to come from your remote. It only has to broadcast on the same frequency.
In the older residential corridors west of I-894 and the denser blocks in Brown Deer, several households within a quarter mile may be running wireless doorbells, older remotes or commercial equipment sharing an RF band. When a nearby device fires on that frequency, an older opener can read it as a command.
Modern units solve this with rolling code, which generates a new encrypted code on every press so a captured code cannot be replayed. Openers predating it are more exposed, which is why an RF-confirmed case includes an assessment of whether the existing unit can be updated or wants replacing. Cheapest and most likely first, most expensive last. That order is deliberate: it is what stops a remote problem being solved with a new opener.

The membrane inside the remote degrades and holds a permanent pressed signal. The remote sits in a cupholder and keeps activating the opener.

The switch telling the motor where to stop drifts, usually from vibration over time, and the opener reads the fully-closed position as a signal to reverse. The door closes, the motor misreads it, and it opens again.
Tends to happen right after the door closes. It is a calibration issue, not a fault.
The board interpreting incoming signals can trigger movement with no external input at all: no remote, no wiring, nothing. Error codes are read directly off the board on site.

The answer depends entirely on which cause is confirmed.
I start simple. The remote comes out of the vehicle and I check the button contacts. A contact failure is not dramatic, and the button looks fine, but press it and you can feel the difference. Where that is the answer, the fix includes programming the replacement so it is properly paired before the visit ends.
If the remote clears, I move to the wall button wiring. These shorts are intermittent and they do not always fire while I am standing there, which is what makes them hard to catch, so I test resistance across the terminals with the button disconnected. If the readings shift without contact, the short is confirmed.
Next the limit switch, then the board. Some ghost-opening calls need a new opener. Some need an inexpensive remote. Most are somewhere in between, and which one it is comes out of the diagnostic rather than a preference.

The visit starts with a conversation. When did the door first open on its own, how often, and does it happen at a particular time of day? Those answers narrow the likely cause before the housing comes off. RF interference often follows a pattern, the same time of day and the same frequency window; limit switch drift tends to happen right after the door closes. Knowing the pattern cuts diagnostic time significantly.
Once the cause is confirmed, the repair happens on the same visit where the parts allow. Remote contacts, wiring shorts and limit switch adjustments are all same-visit work. Logic board replacements depend on availability. If an opener upgrade is genuinely the right answer, particularly for a pre-rolling-code unit with repeat RF exposure on a dense block, you get the options with the trade-offs spelled out.
