Starts with a measure, not a guess

We install commercial doors for warehouses, retail and industrial properties across Milwaukee and Waukesha County: sectional commercial doors, rolling steel, and fire-rated assemblies.

Before any door is ordered we confirm the usable opening. Clear height after the door opens fully, side room, headroom, and whether the existing structural frame will carry the new door's weight. You get a door that fits the operation rather than one that almost fits.

For facilities that also need service, commercial repair and installation come from the same crew.

These corridors ask more of a door

The West Allis and Menomonee Falls industrial zones run loading dock applications: openings sized for truck access and built around full trailer clearance. Those bays often need dock seals and take Wisconsin winter head-on, with ice accumulating along door bottoms and lateral pressure on exposed dock faces.

Freestanding buildings in the Waukesha County corridor sit in open-field wind runs that most metro areas do not deal with, which is what wind load rating exists for. Doors are selected to match the rating the exposure actually calls for.

Facilities replacing an existing door should also check permit requirements, and confirm the structural spec against the commercial building code administered by the Wisconsin Department of Safety and Professional Services, before work begins.

How one measurement changed the whole install plan

A single wrong measurement on a loading dock can stop a facility's delivery cycle.

A distribution facility in the Waukesha area called about what looked like a standard commercial bay, at least from the quote sheet. The building manager told me the opening was ten by ten, which is what the original 1980s build spec said.

When I turned up to measure, the actual clear height after existing track intrusion was nine feet four. The facility was running flatbed deliveries with loads just under ten feet. Their drivers had been shaving it for years without realising the door had already been replaced once, and that replacement had added track depth nobody accounted for.

Here is what gets missed: the rough opening and the door opening clearance are two different numbers. Track systems, spring mechanisms and header depth all eat into it, and on a dock application every inch matters.

We reconfigured to a vertical-lift track layout, which carries the panels straight up instead of running them horizontally along the ceiling, cutting the headroom requirement and recovering the clearance. The facility got a full ten feet of clear height and deliveries went back to normal on install day. Without the pre-order measure, that job would have been a full tear-out and restart.

Three door types, matched at the measure

Not chosen from a product list. The application decides, and the site visit is where that gets settled. All three are specified in line with DASMA practice; see the full range of commercial overhead door options.

  • Sectional commercial

    Multi-panel assemblies travelling vertically then horizontally along overhead tracks. Suits most bay and warehouse installs.

  • Rolling steel

    Interlocking slats coiling above the opening into a barrel. The answer where headroom is limited or security is the primary requirement.

  • Fire-rated assemblies

    Tested and rated to slow fire spread between building sections, where the occupancy type calls for it under Wisconsin commercial code.

  • High-lift and vertical-lift

    Track configurations that recover clearance where ceiling-to-header space is tight, as on the Waukesha job above.

  • Wind-load rated

    Specified for exposed industrial openings that sit in open-field wind runs rather than sheltered by neighbouring structures.

How the installation runs

  1. Visit one

    Site measure and specification

    We visit before any order is placed: rough opening measured, usable clearance confirmed, headroom assessed, structural frame checked, and the application noted as a standard bay, a loading dock or a high-security roll-up. Door type and configuration are finalised here, and nothing is ordered until the spec is locked.

  2. Visit two

    Installation day

    The crew arrives inside the scheduled window, removes the existing assembly where applicable, prepares the opening and installs the new system: track, spring mechanism, panels or slats and hardware. Mounting points and spring tension calibration are held to full spec, and on dock applications we confirm dock seal compatibility before finalising.

  3. Before we leave

    Walkthrough and documentation

    We walk the site manager through every function, demonstrate the open and close cycles, confirm sensor alignment and safety results are clean, and hand over the written parameters: door model, spring configuration, clearance height as installed and headroom specification. Your records are complete the same day the work is done.

What facilities managers ask before the site measure.

It follows the door type, the opening dimensions and the configuration. Sectional, rolling steel and fire-rated assemblies sit at different price points, and a vertical-lift track layout costs differently from a standard one. Two visits. The first is the site measure: dimensions confirmed, door type selected, spec locked. The second is installation day, with removal of the existing door, the full system install and a site-manager walkthrough before the crew leaves. Nothing is ordered between those two steps without your confirmed spec.

Existing dimensions are frequently wrong. Track systems, header depth and any previous replacement all reduce the actual clearance from the original rough opening. One facility had a listed ten-foot clear height that measured considerably less once track intrusion was accounted for, and a door ordered to the wrong spec means a full tear-out and restart.

Yes. Fire-rated assemblies are tested to slow fire spread between building sections for a rated period, and Wisconsin commercial code calls for them in specific occupancy types. If you are unsure whether yours is one, that gets assessed during the site measure before any door is selected.
