A single wrong measurement on a loading dock can stop a facility's delivery cycle.
A distribution facility in the Waukesha area called about what looked like a standard commercial bay, at least from the quote sheet. The building manager told me the opening was ten by ten, which is what the original 1980s build spec said.
When I turned up to measure, the actual clear height after existing track intrusion was nine feet four. The facility was running flatbed deliveries with loads just under ten feet. Their drivers had been shaving it for years without realising the door had already been replaced once, and that replacement had added track depth nobody accounted for.
Here is what gets missed: the rough opening and the door opening clearance are two different numbers. Track systems, spring mechanisms and header depth all eat into it, and on a dock application every inch matters.
We reconfigured to a vertical-lift track layout, which carries the panels straight up instead of running them horizontally along the ceiling, cutting the headroom requirement and recovering the clearance. The facility got a full ten feet of clear height and deliveries went back to normal on install day. Without the pre-order measure, that job would have been a full tear-out and restart.

We walk the site manager through every function, demonstrate the open and close cycles, confirm sensor alignment and safety results are clean, and hand over the written parameters: door model, spring configuration, clearance height as installed and headroom specification. Your records are complete the same day the work is done.
