Three seal zones, and they rarely fail alone
Weather stripping means fitting all three so cold air, moisture and pests have nowhere to get in. By the time someone notices a wet floor after a snowmelt, usually at least two of the three are compromised.

Zone one
The bottom seal
Also called a door sweep: the rubber or vinyl strip on the base of the last panel that compresses against the floor on every cycle. It wears fastest, and it is the one people call about.

The side astragals
The flexible strips running down both vertical rails. They crack quietly over years and stop blocking wind long before anyone looks at them.

The top header seal
The horizontal strip along the top of the frame. Least visible, and the one most often left in place when a bottom seal gets swapped.
Fails last and gets checked least.
This is available as a standalone visit. You do not need a bigger repair to get someone out. If the inspection turns up more than seals, the seventeen-point tune-up covers the rest in one go.
The swings do more damage than the cold
A seal that compresses fine at thirty degrees turns brittle well below zero, and this climate moves between those repeatedly. The National Weather Service Milwaukee office keeps the local temperature record if you want to see the range.
That brittleness produces compression set: the permanent deformation a rubber seal develops after years of compression cycles. Once it happens the seal looks intact but no longer springs back, and air and water move straight through it.
Attached garages carry an extra layer of risk, because the door is often the weakest thermal boundary between the living space and outside. Floors stay damp, and in older homes the gap at the bottom becomes the main floor-level entry point for mice once temperatures drop. More in freeze-thaw damage.

What I found behind a quick fix from last autumn
The seal looked brand new from ten feet away.
A homeowner in Menomonee Falls called because the garage floor was wet every morning after a snowmelt. The bottom seal had been replaced about eight months earlier. It was not a bad install. The strip just was not the right profile for her floor.
Her concrete had settled unevenly at the centre, which is common in homes of a certain age around here. A flat-profile seal bridged the high points and left a gap at the low centre, and water followed gravity straight through.
When I got there I measured the floor gap at five points across the opening rather than just at the edges. The centre reading was well below the corners. We switched to a bulb-style profile, which compresses independently across its width and conforms to uneven concrete far better than a flat strip, and added a threshold seal, a raised rubber strip bonded to the floor beneath the door, as a secondary barrier at the low point.
The side astragals were cracked on both rails and neither was blocking wind. Replaced both on the same visit. Then I cycled the door three times and ran a hand along the full perimeter with it closed. No drafts. Where uneven concrete is making the door itself sit or travel unevenly, balancing corrects the fit so the seal makes contact across the whole span.
All three zones, one visit, no piecemeal returns
The common question is whether you need all the seals replaced or just the bottom one. The honest answer depends on what the inspection shows, but the sides and top are always checked at the same visit, because in this climate they rarely fail independently.
If the side seals are cracked or compressed flat, you see exactly what we are seeing before any work begins. You make the call, nothing gets replaced without your approval, and if only the bottom needs attention that is all we do. The inspection is part of the visit either way.

We start at the bottom with the door fully lowered and run a gap measurement across the full width, usually five points minimum on a standard opening. We check for concrete settling, retainer channel condition, and whether the existing seal has developed compression set. Then the side rails and top header: seal material, contact surface and frame condition. You see what we find as we go.

Profile matched before anything is cut
Bottom seal replacement starts with removing the old retainer channel if it is corroded or deformed, because reusing a poor-fitting channel recreates the same gap with new material. The replacement is cut to the exact door width, seated into the retainer and checked for even compression across the span. Side and top seals are pulled, the tracks cleaned, and correctly sized strip fitted, with adhesive or mechanical fasteners chosen for the frame material.

Three cycles, then a hand test
The door runs three full cycles at normal speed, which seats the bottom seal against the floor under real load. After the third, we run a hand along the whole perimeter with the door closed: bottom edge, both sides, top header. Any airflow gets found and adjusted on the spot.
