A safety inspection is a structured evaluation of every mechanical and electronic component in the system. It checks whether the door operates safely, not just whether it opens and closes.
A buyer's agent has flagged the garage door, or your attorney has mentioned documentation. You need something on paper rather than a verbal confirmation.
See also permits and documentation.
A tenant has moved in or is about to, and you want a written record that the door was inspected before occupancy. That is a paper trail, not just good practice.
Multiple units? See the maintenance programme.
Spring and autumn storms push debris into tracks, shift alignment and stress springs. You want confirmation the system did not take hidden damage.
Damage is not always visible from the driveway.
In all three cases the outcome is the same: a written summary of what was tested, what passed, what needed correction and what was done about it, documented at the time of service. For what commonly gets missed, see the safety check most homeowners skip.
Stopping is not reversingAuto-reverse test
Freeze-thaw through winter and early spring puts constant stress on torsion spring systems. Springs are rated for a number of cycles, and repeated temperature swings work through that rating faster than the calendar suggests.
By the time spring arrives, a spring that looks intact may be one cold snap from failing. An inspection catches that fatigue while it is still fatigue. See torsion spring systems.
Evening availability to 9 PM on weeknights means someone closing on a sale does not have to burn a day of leave to get the paperwork done.
Nehoray Karadi
Owner, DiamondLift. A pre-sale inspection in Wauwatosa.
It stopped. It did not reverse. That distinction matters.
I pulled up to a home in Wauwatosa last autumn. The sellers were days out from closing and their agent had flagged the garage door on the buyer's inspection report. Nothing specific, just a note that the door may need review.
I started where I always start: the auto-reverse function, the safety feature that makes the door reverse if it contacts something while closing. I laid a flat board on the floor and ran the door down.
I pulled up the opener's onboard diagnostic readout. The force calibration, the setting that tells the opener how much resistance is too much, had drifted outside UL 325, the Underwriters Laboratories standard governing entrapment protection for garage door operators. The opener was technically working. It was not working safely.
I recalibrated the force settings, ran the auto-reverse test three more times, verified the photo eye sensors were aligned and unobstructed, and retested the full close cycle. Passed clean. Forty-seven minutes on site, and the sellers had what they needed before I backed out of the driveway. The buyer's agent got the written summary and the closing happened on schedule. For the sensor side of that work, see sensor alignment.
When you need the result before a closing date or a tenant move-in, waiting on a second appointment does not work. Technicians arrive stocked for the most common inspection failures: spring recalibration, sensor realignment, force adjustment and bottom seal replacement are all same-visit work.
If something larger shows up, we document what was found and what the work involves. You leave with a clear written summary either way.
The same documented checklist every time. No shortcuts, no skipped components.
A live test with a flat object placed on the floor at close, not a settings check.
Alignment verified, signal confirmed, obstruction path checked.
Opener sensitivity adjusted against UL 325 entrapment protection requirements.
Torsion or extension systems assessed for fatigue, corrosion and stress marks.
Checked for fraying and anchor wear at both the drum and the bottom bracket.
Confirmed straight and level, with rollers checked for free movement.
Contact with the floor surface verified for a weathertight fit.
Recorded by the attending technician at the time of service, not sent on later.
Live diagnostics, same-visit correction, documentation at close.
We start with the system running, because every test is live rather than visual-only. Auto-reverse, sensor response and opener force are all tested under real operating conditions, and the opener's onboard diagnostic codes are read directly to confirm sensor status.
If any component fails or reads outside safe parameters, it is addressed during the same appointment. Force recalibration, sensor realignment and hardware adjustment are all handled before we leave.
Once the tests are complete the technician records the findings. The summary identifies every component tested, the result of each test and any corrective action taken, and you receive it at the time of service rather than waiting for it to be sent on.
Produced by the attending technician and handed over before they leave. It is a record of what was tested and what was found, which is what most agents, insurers and property managers are looking for when they ask for something in writing.
Inspections across the metro, with weeknight appointments to 9 PM for anyone working around a closing date.
One visit produces the written record you need, for a sale, a tenancy or peace of mind after a storm. Tell us the deadline if there is one.

What sellers, landlords and agents ask before booking.
The visit covers live auto-reverse testing, sensor verification, force calibration and a written findings summary, with same-visit repairs handled if a component fails. What moves the figure is whether anything needs correcting. Call (248) 982-5399 for current pricing before the appointment.
Most inspections finish in forty-five to sixty minutes. The technician runs live tests on the auto-reverse function, the photo eye sensors, opener force calibration, spring condition, cable integrity, track alignment and bottom seal contact. Every test happens under real operating conditions rather than as a visual walkthrough, and the written summary is produced before the technician leaves.
A written findings summary at the time of service, listing every component tested, each result and any corrective action taken. Agents, insurers and property managers generally want something on paper rather than a verbal confirmation, and this is that record. What any particular party requires is worth confirming with them directly.
The opener's onboard diagnostic codes are read directly during the visit rather than inferred from behaviour. Auto-reverse is tested with a physical object on the floor and force calibration is verified against UL 325. If something fails it is corrected on the same visit rather than flagged for a return appointment.
A door that opens and closes can still fail an auto-reverse test. The Wauwatosa job described on this page is a real example: the door operated normally, and the auto-reverse did not reverse. That distinction matters for seller liability, landlord records and post-storm verification where damage is not always visible.
Usually, yes, and it is the standard approach rather than an upsell. Technicians arrive stocked for the common failures: force recalibration, sensor realignment, spring adjustment and bottom seal replacement. If something larger turns up, the written summary documents what is needed and what it will take.
Auto-reverse proved with an object on the floor, force checked against the standard, and the findings in your hands before we leave.
